HEAT RELATED CLAIMS AND FIRE RISK PREVENTION

Why It Matters

The combination of dry conditions and record breaking temperatures in July increases the risk of electrical fires, air conditioning related malfunctions, and even spontaneous combustion of outdoor equipment or stored flammable materials.

What You Should Know

Electrical fires can be caused by overloaded circuits and outdated wiring, especially with heavy air conditioning use. Review your policy to confirm fire related damage is covered without unexpected exclusions.

Outdoor equipment such as gas, propane, and chemicals should be stored in ventilated and shaded areas, not in direct sunlight or hot garages.

Lightning strikes are more common in July than any other month. Claims for electronics and appliance damage due to power surges should be documented with receipts or photos if possible.

Your Action Plan

  • Have your HVAC system inspected.

  • Take photos of your electrical panel, appliances, and key home systems.

  • Call us before calling your insurance company if something happens, because timing and documentation are critical.

MID SUMMER STORM DAMAGE AND TROPICAL SYSTEMS AND FLASH FLOODS

Why It Matters

While hurricane season peaks in late August and September, early tropical storms and flash floods frequently impact the Southern states and the East Coast in July.

What You Should Know

In the Carolinas and Gulf States, these areas are often first in line for early hurricanes and tropical storms. Wind and rain can create hidden roof damage that only becomes visible months later.

In Pennsylvania and New Jersey, July storms often bring heavy rainfall and urban flooding, which is especially dangerous for basements and crawl spaces.

Your Action Plan

  • Check gutters, sump pumps, and grading around your home.

  • Store photos of your roof, siding, basement, and foundation before damage happens.
